• Client came to us with an entitlement completed by another firm
• We completely redesigned the 2 units into 2 townhomes maximizing views, functionality and values
• Redesign was approved by Planning in 1 week, site permit approved in less than 2 months, full permit was issued in 5 months

2 New 4-story Duplexes through Subdivision
• Demolition of 6 dwelling units situated on a through-lot
• Subdivision of the through-lot into 2 lots with 2 street frontages

• Repurposing of an existing historic building, currently Miss Tilly’s ballet school
• Demolition of non-historic portion, and subdivided into two lots
• Historic corner structure seismically strengthened, with a new dwelling addition above
• New vacant lot to be improved with a 3-family, 4-story dwelling

Single-Family Renovation

• Kitchen wall removed to open up entire 2nd floor

Bayview – Keith St
A long neglected parcel off of 3rd St, this new building now contains 7 family sized units. Construction was completed mid 2014, and the units rented out quickly. Our office completed all of the design, from conceptual design to complete structural and mechanical calculations.
